The Department of Veterans Affairs (VA) offers housing grants to veterans who have disabilities related to their military service.
These grants help veterans buy, build, or make changes to a home so they can live more independently.
What Are These Grants For?
The grants can be used to make important changes to a home, such as adding ramps, widening doorways, or other modifications that make daily life easier for veterans with disabilities.
Who Can Qualify?
To get a Specially Adapted Housing (SAH) grant, a veteran must:
- Own or plan to own a permanent home, and
- Have a service-connected disability that the VA recognizes.
Examples of qualifying disabilities include:
- Loss, or loss of use, of more than one limb
- Blindness in both eyes
- Severe burns
- Loss of a lower limb that makes walking difficult
These disabilities must make everyday living and moving around the home very difficult.
Note: For veterans injured after September 11, 2001, only 120 SAH grants are awarded each year for those with the loss of one lower leg. If this limit is reached, veterans can apply again the following year.
Grant Amounts
- The highest SAH grant available in 2025 is $121,812.
- This money can be used to buy, build, or adapt a permanent home.
There is also a Special Home Adaptation (SHA) grant for veterans (or their family members) who own a home and have certain disabilities, like loss of both hands, severe burns, or major respiratory injuries.
The maximum SHA grant in 2025 is $24,405.
How the Funding Works
- Veterans don’t have to use all the grant funds at once.
- Both SAH and SHA grants can be used up to six times throughout a veteran’s life.
- Funds can be spread out over multiple years depending on the costs of the changes needed.
Temporary Housing Assistance
If a veteran is living temporarily in a family member’s home, they may qualify for a Temporary Residence Adaptation (TRA) grant.
This grant helps modify a home for ramps, wider doors, more accessible bathrooms, and other needs.
How to Apply
Veterans can apply for these grants online or at a local VA office. To apply, they need to provide:
- Proof that they own or live in the home
- Information confirming their disability
- Estimates from contractors or builders for any changes needed
It’s important to carefully check the grant requirements before applying. All VA housing grants—SAH, SHA, and TRA—require documentation of disability and home ownership or residency.
Additional Grant Details
- SAH-eligible veterans may receive up to $49,062 for temporary housing grants in 2025.
- SHA-eligible veterans may receive up to $8,760 for the same.
- Grant amounts are adjusted each year based on construction costs.
